Multi-element outdoor projects fail when they're built by three separate contractors with three separate ideas. Materials clash, levels don't line up, and the whole thing looks like it was assembled from a car boot sale. One designer and one build team is how you avoid that.

Off-the-peg building on a bespoke site
Forcing a standard product onto an unusual site produces awkward results, buildings that don't line up with the house, wasted space around them, and details that look wrong. Bespoke design solves this at the sketch stage.
Three trades, three visions
A garden room from one supplier, a deck from a second, and landscaping from a third, none of them talking to each other, produces disconnected results. The joins are always where the problems live.
Design without site-awareness
Beautiful designs that ignore prevailing wind, low-winter-sun angles, or how you actually walk from the house to the garden fail on first use. Design has to be site-aware to work.

Initial brief
A conversation about what you want, what you don't want, and what you've seen elsewhere that you'd like to steal ideas from. No spec required, we work from intent.

Site survey
Full site visit, measurements, ground, access, sight-lines, prevailing weather, existing features. Everything the design has to respect.

Concept design
Sketch design showing layout, key elevations, material palette and how the scheme uses the site. Presented in person so we can talk through options.

Detailed design & quotation
Detailed drawings, specification and itemised quotation. Nothing hidden in 'from' pricing.

Full delivery, buildings, groundworks, decking, hot tubs, kitchens, landscaping, coordinated by our team.

How the design service is structured
The design service starts as a conversation and moves through concept sketches to a detailed proposal. There is no fixed process length, small projects (a single bespoke garden room) resolve quickly, complex multi-element schemes take longer.
Design work is presented in person so we can talk through options, adjust in real time, and make sure the scheme fits your intent before it goes to quote.
What we design
Bespoke garden rooms with unusual footprints, cladding, glazing or use-cases. Full outdoor schemes combining garden room, deck, hot tub, sauna, outdoor kitchen and landscaping. Residential-grade buildings for annex, guest or long-term use.
We don't design projects we can't build, every design we produce is one our own team can deliver.
Materials & specification
Timber cladding options include cedar, larch, charred-timber, composite and traditional feather-edge. Roofing options include EPDM flat, standing-seam metal and pitched shingle. Interior finishes are typically plastered and skimmed for garden rooms and hardwood-lined for cabins and huts.
Material choices are driven by site, use, budget and the aesthetic you're going for, not a house style we impose on every project.
Planning & regulation
The design service includes early-stage planning advice. Most of our garden rooms fall under permitted development in Scotland. Residential-grade and larger buildings often require planning and sometimes building control.
We work with your planning consultant, or point you to sub-contractors we've used before, and design to what your specific position allows.
Coordination on site
Where the project involves multiple trades, electrics, groundworks, plumbing, landscaping, hot tub delivery, we coordinate the sequence so nothing arrives at the wrong time or blocks the next stage.
For clients this means one point of contact and one integrated programme rather than juggling three or four different companies.
Aftercare
The design service doesn't end at handover. We provide full care documentation, arrange first-year re-treats where needed, and are the direct point of contact for anything that comes up.
For multi-element schemes we recommend a scheduled annual visit to check timber, drainage and any electrical and plumbing services.

Design costs vary with the scope of the project. For a bespoke garden room the design work is folded into the build quote. For larger multi-element schemes we agree a design fee up front so the design work is properly paid for regardless of who builds it. We're transparent about this from the initial call.
