A Signature garden room is a fully insulated, permanent outdoor building, floor, walls and roof insulated to be genuinely comfortable through a Scottish winter. Electrics, lighting and a heating source are built in as standard.

When the box room isn't cutting it, when the loft conversion quote comes back above £40,000, or when you want more useable footprint without moving house. Most builds happen in spring and summer, but insulated construction means we install year-round.

A garden room built the wrong way, thin walls, no vapour barrier, single-glazing, no dedicated circuit, becomes damp, cold, and unusable within two winters. A properly engineered one adds a genuine room to your home and holds its value for 20+ years.

'Summerhouse' spec sold as a garden room

Thin-wall cabins with token insulation feel fine in June and unusable by November. Condensation, cold floors and mould follow within one winter. We're regularly called in to strip out and replace builds that were mis-sold two years earlier.

Undersized electrics and no dedicated circuit

Running heating, lighting, a laptop, monitor and a heater off a single 13A extension lead trips breakers, damages equipment and, at worst, becomes a fire risk. Every Signature garden room is wired properly, on its own consumer unit feed.

Poor base preparation

A garden room sitting on paving slabs or a hastily poured slab twists, drops and pulls doors out of true within a season. Groundworks are the single biggest predictor of whether a garden room still opens and closes cleanly in ten years.

Every Signature garden room is built on a fully insulated timber-frame system. Floor, walls and roof are insulated as standard, with a breathable membrane and vapour control layer engineered for the Scottish climate. That means no cold-bridging at junctions and no damp build-up behind plasterboard.

External cladding options run from traditional feather-edge and cedar through to modern composite and vertical charred-timber finishes. Roofs are typically flat with an EPDM rubber membrane, low-maintenance, watertight and good for 25+ years, or pitched where the design calls for it.

Internally we finish with plasterboard and skim as standard, so the room feels like part of your house rather than a shed with a light in it.

Glazing is double-glazed as standard, argon-filled, with a low-U-value coating. Sliding doors, bi-folds and picture windows are all available; we specify what suits the elevation and the way you'll use the room rather than defaulting to bi-folds on every build.

Roof lanterns and skylights are common on north-facing gardens or narrow sites where you need to pull light in from above.

All electrical work is completed by our qualified electrician, on a dedicated feed from your consumer unit. Every room includes lighting, sockets and a heat source, typically a wall-mounted electric radiator or an air-conditioning unit with heating mode.

Data cabling for hard-wired internet, external lighting, exterior sockets and EV-charging point provision are all common add-ons and are best specified at survey stage so cabling can be routed cleanly.

Groundworks are handled in-house or by sub-contractors we've worked with for 7+ years. Depending on the ground you have, flat lawn, sloped garden, rocky ground, the base is typically a reinforced concrete pad, a screw-pile system, or a raised timber platform.

We don't sell garden rooms without solving the base problem. If your site needs excavation, retaining or drainage, that's costed transparently up front.

Home offices are the single biggest category, typically 3m × 3m to 4m × 5m, with one wall of glazing and integrated storage. Home gyms are next: sprung floors, ceiling heights for kettlebells and pull-up bars, and mirrored feature walls.

We also build regularly for therapy and clinic use (soundproofing, separate entrance), garden bars and entertaining spaces, teenage retreats, art studios, music rooms, and self-contained annex-style rooms for family staying over.

The majority of garden rooms fall under permitted development in Scotland, which means no planning application is required. Restrictions apply for listed buildings, conservation areas, and larger structures close to boundaries.

We advise on your specific site as part of the design process and can submit a planning application on your behalf if one is needed. We won't quote for a build that we don't believe is compliant.
