Garden Room Annexes& Guest Rooms in Central Scotland
A fully insulated, year-round garden room set up as an annexe-style guest space, with electrics, lighting and heating included as standard. From £14,000 for a 3m × 3m, with the average build around £19,000.
Overview
The essentials, in plain English.
A permanent, fully insulated outdoor building specified as a self-contained guest room: dedicated power circuit, lighting, a heat source and glazing sized for the elevation. Floor, walls and roof are insulated for a Scottish winter.
Households with regular family staying over, clients who want more privacy for guests than a sofa-bed in the lounge, and families adding useable space rather than moving house.
When the spare bedroom is already spoken for, when you want somewhere comfortable for family staying over, or when you'd like more useable footprint without a full extension.
A thin-wall summerhouse marketed as a guest room is cold, damp and unusable by November. A properly engineered garden annexe stays warm and dry year-round and holds its value for 20+ years.
Prices vary with size, glazing, cladding and access. Electrics, lighting and heating are included as standard on every garden room.
What goes wrong
The cost of getting this wrong.
Outdoor buildings sit outside in Scottish weather for 20+ years. The mistakes below are the ones we're most often called in to fix.
Summerhouse spec sold as a guest room
Thin-wall cabins feel fine in June and unusable by November. Condensation, cold floors and mould follow within one winter. We're regularly called in to strip out and replace builds mis-sold two years earlier.
Undersized electrics
Running heating, lighting and appliances off a single 13A extension lead trips breakers, damages equipment and, at worst, becomes a fire risk. Every Signature build is wired properly, on its own consumer unit feed.
Poor base preparation
A building sitting on paving slabs or a hastily poured slab twists, drops and pulls doors out of true within a season. Groundworks are the single biggest predictor of whether the building still opens and closes cleanly in ten years.
How we work
A process built for premium results.
The same process runs on every project, from a £640 shed to a £45,000 garden room, so nothing slips and every customer knows what happens next.

In detail
The specification, materials and options.
Construction & insulation
Every Signature garden annexe is built on a fully insulated timber-frame system. Floor, walls and roof are insulated as standard, with a breathable membrane and vapour control layer engineered for the Scottish climate.
Internally we finish with plasterboard and skim as standard, so the room feels like part of your house rather than a shed with a light in it.
Electrics, heating & connectivity
All electrical work is completed by our qualified electrician, on a dedicated feed from your consumer unit. Every room includes lighting, sockets and a heat source, typically a wall-mounted electric radiator or an air-conditioning unit with heating mode.
Data cabling for hard-wired internet, external lighting and exterior sockets are common add-ons and best specified at survey stage.
Annexe & guest-room considerations
We regularly build self-contained annexe-style rooms for family staying over. Layouts and glazing are worked through with you at survey stage so the room suits how it'll actually be used.
Planning permission
Many garden annexes fall under permitted development in Scotland, but any use as a fully independent dwelling has its own planning considerations. Restrictions also apply for listed buildings, conservation areas, and larger structures close to boundaries.
We advise on your specific site as part of the design process and can submit a planning application on your behalf if one is needed. We won't quote for a build that we don't believe is compliant.
