A permanent, fully insulated outdoor building set up for entertaining: dedicated power circuit, lighting, a heat source and glazing sized for the elevation. Floor, walls and roof are insulated for a Scottish winter.

When the kitchen is the only space to entertain, when you want somewhere useable in September and October rather than only in July, or when you want a distinct social space at the bottom of the garden.
A thin-wall summerhouse dressed up as a bar is cold and damp by November and unusable for half the year. A properly engineered garden bar stays comfortable all year and holds its value for 20+ years.
Prices vary with size, glazing, cladding and access. Electrics, lighting and heating are included as standard on every garden room.

Outdoor buildings sit outside in Scottish weather for 20+ years. The mistakes below are the ones we're most often called in to fix.
Summerhouse spec sold as a bar
Thin-wall cabins feel fine on a warm July evening and unusable by November. Condensation, cold floors and mould follow within one winter. We're regularly called in to strip out and replace builds mis-sold two years earlier.
Undersized electrics
Running heating, lighting, a fridge, sound and a heater off a single 13A extension lead trips breakers, damages equipment and, at worst, becomes a fire risk. Every Signature build is wired properly, on its own consumer unit feed.
Poor base preparation
A garden bar sitting on paving slabs or a hastily poured slab twists, drops and pulls doors out of true within a season. Groundworks are the single biggest predictor of whether the building still opens and closes cleanly in ten years.

The specification, materials and options.
Construction & insulation
Every Signature garden bar is built on a fully insulated timber-frame system. Floor, walls and roof are insulated as standard, with a breathable membrane and vapour control layer engineered for the Scottish climate.
Internally we finish with plasterboard and skim as standard, so the room feels like part of your house rather than a shed with a light in it.
Glazing, doors & light
Glazing is double-glazed as standard, argon-filled, with a low-U-value coating. Sliding doors, bi-folds and picture windows are all available; we specify what suits the elevation and the way you'll use the room.
Electrics, heating & connectivity
All electrical work is completed by our qualified electrician, on a dedicated feed from your consumer unit. Every room includes lighting, sockets and a heat source, typically a wall-mounted electric radiator or an air-conditioning unit with heating mode.
Data cabling, external lighting and exterior sockets are common add-ons and best specified at survey stage so cabling can be routed cleanly.
Planning permission
The majority of garden bars and lounges fall under permitted development in Scotland. Restrictions apply for listed buildings, conservation areas, and larger structures close to boundaries.
We advise on your specific site as part of the design process and can submit a planning application on your behalf if one is needed.
