What goes wrong

Outdoor buildings sit outside in Scottish weather for 20+ years. The mistakes below are the ones we're most often called in to fix.

Summerhouse spec sold as an office

Thin-wall cabins with token insulation feel fine in June and unusable by November. Condensation, cold floors and mould follow within one winter. We're regularly called in to strip out and replace builds mis-sold two years earlier.

Undersized electrics and no dedicated circuit

Running heating, lighting, a laptop, monitor and a heater off a single 13A extension lead trips breakers, damages equipment and, at worst, becomes a fire risk. Every Signature office is wired properly, on its own consumer unit feed.

Poor base preparation

An office sitting on paving slabs or a hastily poured slab twists, drops and pulls doors out of true within a season. Groundworks are the single biggest predictor of whether the room still opens and closes cleanly in ten years.

    Your building is manufactured while our in-house team (or our long-term groundwork partners) prepare the base.

    A standard office is installed on site in around seven days, including electrics through our qualified electrician.

The specification, materials and options.

Construction & insulation

Every Signature garden office is built on a fully insulated timber-frame system. Floor, walls and roof are insulated as standard, with a breathable membrane and vapour control layer engineered for the Scottish climate. That means no cold-bridging at junctions and no damp build-up behind plasterboard.

Internally we finish with plasterboard and skim as standard, so the room feels like part of your house rather than a shed with a light in it.

Electrics, heating & connectivity

All electrical work is completed by our qualified electrician, on a dedicated feed from your consumer unit. Every room includes lighting, sockets and a heat source, typically a wall-mounted electric radiator or an air-conditioning unit with heating mode.

Data cabling for hard-wired internet, external lighting, exterior sockets and EV-charging point provision are all common add-ons and are best specified at survey stage so cabling can be routed cleanly.

Typical home-office sizes

Home offices are the single biggest category we build, typically 3m × 3m to 4m × 5m, with one wall of glazing and integrated storage. Layouts get worked out with you at the survey stage so power, data and lighting land where the desk actually goes.

Planning permission

The majority of garden offices fall under permitted development in Scotland, which means no planning application is required. Restrictions apply for listed buildings, conservation areas, and larger structures close to boundaries.

We advise on your specific site as part of the design process and can submit a planning application on your behalf if one is needed. We won't quote for a build that we don't believe is compliant.
