A category of heavier-spec, insulated timber buildings designed for hospitality or long-term residential use, glamping pods, holiday-let cabins, self-contained annex-style buildings. Built to a higher standard than a hobby cabin because they're occupied continuously, often by paying guests.

When the plan is 'someone sleeps here regularly', not 'we use it a few weekends a year'. That single distinction changes insulation, wiring, plumbing, ventilation and regulatory requirements from day one.
The gap between a hobby cabin and a habitable building is enormous. A structure sold as a glamping pod that doesn't meet residential standards fails inspection, fails guests, and either has to be rebuilt or removed. The cost of doing it right up front is a fraction of the cost of doing it twice.

Outdoor buildings sit outside in Scottish weather for 20+ years. The mistakes below are the ones we're most often called in to fix.
Hobby cabins sold as glamping pods
Standard cabins fitted with a bed and marketed as glamping accommodation don't hold heat, don't handle continuous occupancy, and get 2-star reviews from week one. Guests can tell the difference.
No consideration of drainage, water or waste
A residential-grade building needs services, water in, waste out, hot water somewhere. Retrofitting plumbing to a structure never designed for it costs far more than doing it at build stage.
Ignoring building control and planning
Residential-grade use triggers different regulatory obligations than a garden shed. Skipping this in the design phase leads to enforcement notices, insurance refusals and unbookable buildings.

The specification, materials and options.
Insulation & thermal performance
Residential-grade buildings need full envelope insulation, floor, walls and roof, with vapour control and a continuous airtight layer. Anything less and running costs become impossible and condensation issues appear within a season.
Glazing is double- or triple-glazed depending on exposure and orientation. Heating is typically electric with high-efficiency radiators or air-source heat-pump systems on larger builds.
Services, water, waste, power
Water supply is usually mains-fed where feasible, with off-grid options (borehole, harvested) where mains isn't available. Waste is handled via mains connection, septic tank or treatment plant depending on site.
Electrical supply is on a dedicated feed with its own consumer unit and RCD protection. We handle the coordination with your DNO for supply upgrades where needed.
Layout & guest experience
For glamping and holiday-let use, layout drives review scores. A well-designed pod separates sleeping and living areas, gives real bathroom privacy, and provides usable storage and hanging space.
Small design decisions, where the kettle sits, whether the bed faces the window, how the entrance opens onto the interior, are the difference between a 4-star pod and a 5-star one.
Planning & regulation
Glamping and residential-grade buildings usually require planning permission and often trigger building control. Requirements vary by local authority, site and intended use.
We design with your planning consultant or planning position in mind. Where you don't have one, we can point you to sub-contractors we've worked with who understand rural and hospitality planning in Scotland.
Site & multi-unit builds
For multi-unit sites we phase installation so early units can generate income while later ones are being built. Common layouts include linear roadside sites, cluster layouts around a central utility building, and dispersed woodland siting.
Services (water, waste, power) are typically run as a shared spine with individual connections, this is far more cost-effective than running full services to each unit independently.
Ongoing support
Continuous-occupancy buildings see far more wear than a hobby cabin. We factor maintenance access, replacement cycles for high-wear components (door hardware, taps, seating) and durability of finishes into the specification.
We're a direct line for any post-install issues, and can arrange scheduled inspections and re-treatments for operators who'd rather not manage that themselves.
