1. About us

Signature Garden Rooms (previously trading as AMR Garden Buildings) is owned and operated by Ryan Meldrum, based at Beancross Rd, Polmont, Falkirk FK2 0XS. Contact: 07367 086350.

2. Website use

Content on this website is provided for information about our services. Prices marked "from" are starting figures for the smallest standard specification in that category, every project is quoted individually after a site survey. Lead times and install durations shown are indicative and vary with size, materials and access.

3. Enquiries and surveys

Sending us an enquiry through the site, phone or in person does not create a contract. Site surveys we offer are free and no-obligation.

4. Quotations

Written quotations are itemised and valid for 30 days from issue unless stated otherwise. Anything not listed in the written quote is not included in the price. Variations you request after acceptance may attract additional charges, which we will confirm in writing before proceeding.

5. Deposits and payments

Payment structure varies by project size and is set out in your written quote. Typically: smaller projects require a deposit with the balance on completion; larger builds are split between deposit, start of build, watertight stage and completion. Payment methods available at the time of order will be confirmed on your quote.

6. Access, ground and services

You are responsible for reasonable site access on install days and for disclosing any underground services (drains, cables, gas). Where hidden ground conditions or undisclosed services materially change the scope, we will pause and agree any variation in writing before continuing.

7. Planning permission

Most of what we build falls under permitted development, but permitted development is not universal. Where planning permission or building warrant is required, obtaining consent is the property owner's responsibility. We are happy to advise and help with applications where you'd like our input.

8. Insurance

We hold £5,000,000 public liability insurance and £5,000,000 employers liability insurance. Certificates are available on request.

9. Warranties and guarantees

Any warranty or guarantee that applies to your project will be set out in writing at the point of quotation. We do not offer or imply warranties beyond those confirmed in writing.

10. Complaints

11. Governing law

These terms and any contract we enter into are governed by the law of Scotland and subject to the exclusive jurisdiction of the Scottish courts.
